The Process

From inspirational design to constructed reality.

Initial Meeting

Corbel welcome the opportunity to meet at the property to discuss our approach and initial ideas. We offer this scoping meeting for free.

Feasibility Study

A Feasibility Study will help clearly establish the existing building’s characteristics, opportunities, and constraints.

Measured & Drawn Survey

An accurate measured and drawn survey of the building(s) and surroundings is essential to enable the project proposals to be carefully designed and detailed.

Pre Planning Enquiry

A Pre Planning Enquiry is good way to approach the Local Authority Planning Department before submitting a formal application.

Planning Application

Following feedback from the Pre-Planning Enquiry, the design can be further developed to take onboard any comments received, and sufficiently detailed to make a good impression for submission of formal applications.

Technical Design

With Planning Consents gained, it is often thought that the 6. builder can make an immediate start. The information provided at Planning stage rarely allows for this.

Pricing Stage

With our collaborate approach Corbel can provide budget cost estimates from the very initial stages.

Construction Stage

With the Contracts (or letter of Intent) signed, the Mobilisation Period begins.

Post Construction Stage

Once the contractor is off site, they still have a responsibility to make good and rectify defects for an agreed period.

Construction Design Management

As a client having construction work undertaken on your home, you have a responsibility to comply with ‘Construction (Design and Management) Regulations 2015’.

Other Consultants

As Lead Consultant we will co-ordinate their input to achieve the most appropriate outcome.
